I don't know how to quantify that other than the estimate I've received from a separate contractor. 

The investors I know who are busy always need "go-fers" to run errands, pick up supplies, take documents to the courthouse, etc. 

That time has to be documented with a detailed ongoing time log.3.

We happen to have caught some solid appreciation and plan to flip it now (using the rent we received from the past year to fund a solid chunk of the renovations).

I have received an email with an offer for the real estate software "Airtable".It looks interesting but I wonder if anybody on BP has experience with this tool and if you recommend it.

I have also found out that they have already received one foreclosure notice so the owner is definitely going through a tough time.

Just make sure everything is documented before you start any work.
