If there are older patches on the roof you are very likely to get paid to patch it again from the insurance carrier.There are more factors that go into it but this is a quick down and dirty overview.

From my quick read, Coretec appears to be just another floating vinyl plank offering - many the major flooring manufacturers offer both residential and commercial vinyl planks.  

I'll comment just quickly since this is a welcome thread.I've used both sub2 and MLO as steps to acquire buy and holds.
