It is possible to partner with your IRA but in most cases this will result in prohibited transaction, keep your IRA funds separated. 

Posting advertisements in other forums, in blogs, in comments, or via unsolicited private messages is prohibited.

Just to cover all the bases, my lease agreement also has a clause that prohibits sub-letting or granting use of the property to anyone not on the lease without my written permission.

Whats the rationale behind this prohibition?

Many states prohibit taking title to a property in exchange for "helping them out", with both civil and criminal penalties.

One of the advantages to owning mobile home parks is that when the tenants own their own homes it is cost prohibitive for them to move because of the tear down, transportation, and set up costs associated with the trailer.
