Pretty sure they go down to Westchester too.

It is not required but it is pretty simple to register for an llc or something similar.

@Jamie Moore If your properties are encumbered buy a large mortgage and you have insurance (the right type) and maybe even an umbrella policy you should be pretty safe.I am getting ready to have a Revocable trust created to own a master LLC, this master LLC will own a bunch of LLC's that own individual properties.I have a bunch of LT rentals that have no mortgages that I need to protect.

We also have a pretty steady economy and a desirable downtown  area!

I'm pretty comfortable taking risk and I would never bet money I wasn't okay with losing, but I'm trying to discern what the least risky option is based off my resources. 

He went over the inspection with us so quickly that it was pretty confusing and all of the areas of "flaking paint" looked the same as other parts of the exterior that he didn't seem to have an issue with, and his definition of "flaking paint" seemed VERY strict, yet not so strict for other areas of the exterior.

It is in pretty rough shape I would say maybe 4/10.

I've bought all over jefferson county and shelby county, and All things seem pretty equal as long as you buy low enough.

Rehabbing the entire building, bathrooms, kitchens 2 of the units were pretty good, plumbing electric, painting, etc.
