The grocery could be a big positive.

I’d posit that zoning isn’t what you need it to be and how long/easy/hard the rezoning process is will likely be highly dependent on the city.

The tenant isn't borrowing money from you by paying on the 7th of the month, nor are you not enforcing your lease since you're issuing a pay or quit notice.I'm positing a different approach, one that comes with a letter, text, or e-mail, whatever your preference may be, to soften the blow of that notice.

But once the trend gains momentum and there are new restaurants opening up the positive dynamic in the housing market will increase.

Deals are getting tight in this market and having a good deal could set you up to be in a favorable position to partner or you could wholesale for some quick cash and that could get you to doing your own deal. 

If they don’t have a positive answer, ask “How long have you lived in the house?”

Then you’d have a brand new building that is cash flow positive (even if it’s a small amount), 20-30% equity (that’s a lot of equity on a million!)

Just being realistic, maybe you can position yourself to purchase them from the children.

there are a lot of companies that specialize in rehabbing and re position MFR.. they are not just coined turn key or in the turn key space as that term seems to be used for SFR's
