That type of irrational behavior could only be due to regulatory pressure.In portfolio lending, banks are moving away from 5/1 ARMs and toward 5 yr balloons, to give them greater flexibility to adjust rate/terms, or to be rid of the loan if they so choose.

I have two condos in my portfolio and I like having the HOA restrictions to help keep the community, tenants in check and the risk of the community deteriorating over time is also reduced with a well run association.Currently I live near a huge townhome complex (few hundred townhomes) that was built in the late 90's.

Over the next two years I plan on using existing cash flows from my current portfolio to 1) continue the aggressive debt paydown on these two balloons and 2) purchase an additional 6 SFH or fewer multi-families totaling about $150,000 in total acquisition costs.The options I see are:1) current situation- continue paying off the two 6.625% mortgages over the next 28 months.
