If a money partner puts up the cash to buy a deal - they're paid back when the deal is sold or refinanced.But you have them being a money partner AND owning the deal (I think).I also wouldn't worry about what anyone else has done.  

I went through an 'interview process' with my accountant and he had me produce paperwork demonstrating income and expenses for each.

Its definitely this - one of the few tougher states to go through all the hoops for - most national lenders carve it out since the thought is the size of the market (small) doesn't justify the expense/effort

That may be your biggest expense if the garage is already insulated.

I paid the money up front but haven’t been happy with anything since and I don’t want to invest with them anymore but they won’t refund my money.

They are as in-expensive as any competing importer and nobody matches their specs in the price range.The plywood is good hard plywood not the typical soft import plywood.Their products meet the California Air Resources Board Phase 2 requirements for formaldehyde emossions which is a huge issue with import plywood.Their finish is a UV cured, water based Benjamin Moore stain just like the American product.  

He hasn't paid the owner in a few months and the owner doesn't live in the area.I've almost got him to a price point that works however i cant get access to the house due to the arbitrage.

It depends on your financial strength, the quality of the property, how many properties you own, etc.I like to start with one significant expense and three months of vacancy.
