Some of these tenants are probably not going to be gone until the late summer at which time they won't pay the rest of the time they are there and will leave the place trashed at eviction meaning a cleanout, full house repaint, and cleaning along with more typical turnover costs like a lead recert. 

Now there's always house hacking, where you can buy up to 4 units, live in one unit and rent out the rest, with that same 3.5 percent down payment.

Additionally, you were able to buy it with only $50 out of your pocket and somehow financed the rest.
