Occasional jems, but not often and the jems are not easy to find and still involve a fair amount of work to profit. 

There are some investors as members on here that are very busy that I work with buying properties on occasion.They are flying all over the country looking at properties to purchase etc.I only do deals in Georgia currently but they buy all over.So I would assume some are real busy doing deals and only glance at the site occasionally as that's all they have time for.Some are just readers more than posters.It's the way all forums work.

I take checks, money orders,, and occasionally cash in person where I can write a receipt..

After living in survival mode for the last 5 years, we're finally back on track and able to save/invest more than a pittance each month.It feels like we're being thrown into the deep end with no training, going from budgeting down to the last dollar every month, occasionally forced to rely on the generosity of friends and family, to being responsible for dozens of units within such a short time.

I'm a recent retiree (career firefighter) and I would like to create some passive income while also possibly meeting some partners to occasionally do some deals with.

They can and do lash out occasionally. 

I am taking care of lawns and handle the snow removal (pay one tenant and trade services with a neighbor of the other house), and occasionally I have to handle disputes between tenants.  

I occasionally run out of fernandina beach to target black drum.

Not to mention the occasional friend want's to buy a home.

And make what I own work for me, instead of the other way around.I am a lender, state licensed, and do mostly residential with some occasional commercial.
