Has anyone had any experience with obtaining Portfolio loans through Community Banks in the Charlotte, NC or Rock Hill, SC?

Should I buy my first rental in cash or should I obtain a loan and only put down the required amount (25%)?

Ask the county if you can submit to sub-divide your lot and beginning the submittal process to obtain a building process at the same time.

Bad news is that I couldn't obtain a conventional mortgage because the building (55 units) is over 50% rented.  

I have a potential 9 unit in the works and was curious if anyone has any advice or guidance on how to obtain a HUD contract or if anyone who has history with section 8, to share some  of their experiences/thoughts/advice . 

It was brought to my attention yesterday that the seller has not obtained a Use and Occupancy Permit.

Hi BP'ers:I have a need to obtain a line of credit on a free and clear rental property I own in Huntsville, AL.

The only problem you may run into is having enough funds for down payment/closing costs, so a co-borrower may be required and/or you can obtain gift funds.Another possible solution would be to go FHA route and find a fourplex.

I do believe that if your taxes will show your annual income, your employer has remained the same, you have that nice reserve of cash and your scores are excellent you will have no problem obtaining a loan.  

At the conclusion of that effort, I'm only concerned about its value being somewhere reasonable close to the entire cost to obtain and renovate it.That said, in thinking about how to get to that outcome, it seems to me the idea of buying the note from its current holder would be an ideal solution, depending on two fundamental things.
