Well, if I were dealing outside my area, I'd spend some time selecting a good Realtor, one I could work with well and who could deliver, then work exclusively under a buyer's agent agreement.

It ended up working out, they delivered the property with 3 vacant units and a fourth just asked if they could move out early. 

You typically do not want to deliver the largest home on the street and you want to stay away from homes with major negatives to them (on busy streets, near railroad tracks, in airport flight paths, etc).If you find that a 3 bed 2 bath 1400 SF homes sells the best in your market, then strive for that.
