Is your current cabinets from the 60's, where cabinets are built in large section, or is it modern cabinets built by pieces?

I've always found CI very difficult to use, although it looks like they have modernized the site in recent months. 

There are many great architecture firms that do beautiful Pacific Northwest modern, or just modern/contemporary in Portland.  

My bench mark is 200$/mo cash flow,  I personally set that figure for myself while starting out.The deal seems a little slim to me.

Aside from loving the modern styles, when you are going 3 stories, and have the height limitations, and narrower lots, contemporary style with no rooflines really work.

Houses in the area, especially a block or so away have some great comps, and lots of development/improvement going on within the vicinity with other houses, and other places getting redeveloped into modern townhouse/etc.With my credit in bad shape and needing at least 2-3 years to clear it up to a decent clean slate, really no savings at this time, and that $9K+ sitting in my IRA I am thinking I really would like to pursue this opportunity.

That said, they've even collected 90% during these times when their benchmark is 95%.
