The reason I say that is because from the wording in your post, your still fairly early on in the process and may be susceptible to falling for the "next best thing" pitch that you'll find all too common both in BP as well as out of the forums. 

I have helped a few different clients build homes and then sell them or build to rent/keep them and it can be a really fun and exciting process if done correctly!

Last time I checked, their pricing (for the large 2-sided full-color PC) was still pretty competitive:Postcard printing .14 (for 7 DAY turnaround)Processing for mailing .07 ($175 fee divided by 2,500 pieces)Standard postage .28-------------------------------------------------------------------.49 per piece total (Does not include mailing list)So, that's comparing old-school static printing to the new-tech variable printing (apples to oranges comparison), but you get the idea.P.S.

However, when I had the choice to go to $5,000, the savings were very minimal, and it would have taken 10+ years to recoup if there was ever a $5,000+ loss.

Do you think it's worth $2000 to have a company handle the full tenant onboarding process?

If you're working with an agent, ask them their process for acquiring multi family inventory, whether it is on or off market. 

How long does it take them to complete the process?

I would look at several funds to invest in so I can learn more about the process.

Prior to the recent rate hikes, it was possible to purchase a property, rehab it, extract investment via high LTV refi, and have some (minimal) cash flow (infinite return) while experiencing crazy appreciation.
