Replaced the floor, add new carpets, paint and kitchen Lessons learned?

If you purchase a property that needs renovation (not just paint and carpet, but a real renovation) that can take a couple months between permits and subs and materials and then it can take a little while for it to get rented.  6 months is not an especially long period of time.  

No carpeting.

Rent ready example :$150 - carpet clean$200 - cleaning$100 - yard clean up$400 - paint touch up$150 - misc repairs - HVAC filters, batteries, door stops, etc.Happy Investing!!!!!

The carpets were sopping wet and a slimy brown fungus was growing on the floor - about a foot long and looked (I imagine) like an enormous crocodile poop. 

In order to re-rent the unit, will you need to paint it, replace carpet, update appliances, etc?

My business partner Theresa Maskrey and I went to go look at it and it was straight out of the late 70s/early 80s with the green apple shag carpet to boot (icing on the cake).

The bathroom has been completely redone, new carpets throughout, new flooring, new refrigerator, countertops and sink in the kitchen.
