The main feedback i've received is that the neighborhood is far out...its 6 miles from city limit (unfortunately nothing I can do about location).

Main thing is DONT sound like a sales person, people will automatically tune you out. 

Mainly doing large rehabs long distance.

We actually had three or four other scripted elements that never made the final cut.The crazy thing is that none of this was the original script.

The main idea is to buy a property that you can use as an investment as well as your primary residence.

The area has a lot of slumlords that just don't give a ****, and they are also mainly older landlords that want to retire and have been doing it for years.  

Will this increase my property value or should I just think of it as a rental unit/place for me to live while I rent out the main house?

Karen, I won't be attending but I can recommend a tip that could save you thousands of dollars: Leave your credit cards at home.Most of the free / low cost seminars give you a few crumbs of information but are mainly sales presentations designed to "upsell" you on more expensive "boot camps" and/or "mentoring programs".They all follow the same classic sales formula, they'll tell you that it normally costs $X (you can even go on their website and see that price) but "today only" or "only for the first N people to sign up" they're putting on a special deal.They'll do the whole "this is how much it would cost individually but here's an incredible package deal" etc.

The main idea behind this was that as a small llc with a single member there would be a good chance that a judge could likely pierce the corporate veil negating the any protection the llc provided.His argument seemed reasonable enough, so I'm wondering what everyone's take is on this?
