The busts follow the booms, which in turn leads to the next bust ... it is the nature of the beast.

For example: Say you, as an individual, can only spend $100/mo on marketing in a given zip code, you might get one lead per month, which leads to one new listing or sale per year (assuming an 8% conversion rate).Now, say you team up with two other people, and start spending $500/mo*, which leads to 8 leads per month.

It's not for the stickers, it is for the system of organizing a team of drivers and tracking the leads.

Then explain to them why in your market, mls deals are non existent right now and they'll have to dig up their own leads, be it DM or bandit signs or whatever.

I already wrote down some  broker leads I found on loopnet.

I can find motivated sellers but if the properties are in rural area, or high crime, then are those still good leads
