STR is not my area of expertise, but I can tell you since November last year I've had probably 50 leads / sales calls with STR owners in the Kissimmee area looking to transition to LTR because their STR is not performing as well as expected.A lot of investors purchased during COVID times when during a time of inflated tourism and it has since returned to normal, but supply remains high. 

Currently, my main bottleneck is going through hundreds of leads to qualify them before I spend the time running numbers; it would make my life easier & the business a lot more efficient if I had a VA who I could train to go through/qualify the leads for me so I can focus on the valuation/reaching out to homeowners.

Self managing 50 units is not an easy task, it’s not at all impossible but it will likely be a full time job.

. - From a big picture standpoint I'm also wondering if the EPA is going to be more and more malicious in how they go after older home's with "lead paint" and inefficiencies and what that will do to long term value and cost of ownership.

It is a bit of a gamble, but personally, I always get my own bids from people I will hire and either take a credit on price or have title issue the checks directly to those contractors to get work done as soon as I close.  

I am proactive, goal-oriented and growth-oriented, and I also value self-improvement, integrity, and team work.

If I continued to self manage, it would be cash flowing.  

Hey Danielle.I'm going to go in a different direction than some of the other commenters.I am an agent, and depending on your state, getting licensed can be a BIG commitment, both time- and cost-wise.I wouldn't recommend getting licensed unless you want to work as a real estate agent, helping people buy and sell properties.
