So when you show them what you are buying they will tell you if it is the right place, size or layout distribution or remodeled to produce more profit.They have a handyman and rehab services.  

We had friends that rented that house a couple of years ago so I was familiar with the old layout.

I would think to protect all of your partners you would want to form an LLC and lay out what percentage ownership each partner has.

I dont know how the bedroom layout was but lets say it was 4 beds in one unit and 3 in the other..

My experience is that staging helps especially when you have an awkward or undefined space/layout.

As far as layout goes, it seems you don't have many options without extensive remodeling.
