They have paid late fees and were very upfront on knowing they would be late the other 3 months.

Andy,Indeed the market here has been competitive lately, so looking to invest in nearby surrounding areas or out-of-state can be an option.

My issue is that my credit score is still on the rise, but more importantly, i had multiple late payments on my previous mortgage and now I'm told i need to wait a year to cash out from the last late payment.

The one time the bank did not pay them, I got a letter saying they were late....since then I pay them myself and I made the bank write the city and say they messed up and pay me the late fees...and the bank did.
