I made 120k in equity last year with the sale of the houses but because of how stupidly our business was set up, Our tax guy suggested my partners give me most of my equity as a gift because we didn't want to get taxed on it twice.

When my health insurance became $1200/month I got a job as a direct support staff at a group home on 3rd shift which has lasted about 15 years and has always allowed me to have many hours per shift to myself to focus on my real estate and learning things.

The first house i bought is now my rental instead of the one i inherited which i was renting out for the last 4 years.Long term Goals are to acquire more properties over time, currently my short term goal is to upgrade to a nicer house to live in.My realtor swears up and down not to sell it and to refinance the one im in, as well as my lender, but 259k in interest going from it being paid off in 4 years to 1600 a month for another 30 years is a hard pill to swallow, even though technically the tenants would be paying it off but at the same time i lose allot of profit.

Or lastly how to go about raising the current tenants rent as I take over ownership of the property or maybe some type of vacancy clause before taking ownership.

This may not be an increase on a national level, and I expect this to occur first and more blue collar areas and those areas that had seen significant growth over last three years.Will we have another 2008, I do not think so.

This is a delicate situation and I want this to be as smooth as possible, having them vacate the property is a last resort option. 

We have great relationship with the partner and would be open to long term hold together if that’s our last resort.
