Again, I think the distance is too great for a first-timer. 

I cleared out most of the stuff out of the kitchen and bathroom for a better picture.

It is currently divided as a 2-BR/1-Bath and a 3-BR/2-Bath and each unit has a full dining room, living room, and kitchen.

I've also considered building a kitchen so I could rent to a restaurant or adding barbershop booths to rent out.  

These are the ones that show a full kitchen renovation for 15K and painting brick for curb appeal. 

The entire floor in the kitchen is rotted away do to the roof being in such bad shape it leaked causing the floor joist and sub-flooring below to totally disappear, this is also common in 2 other areas of the house.

It really all depends if you want your current career to stay your career or if you want to go full time real estate investment.

The only repairs it needs are flooring in the kitchen and then paneling in the bathroom.I will be making 38$ in cash flow a month. 

Increasingly, tenants are requesting that their on time rent payments be reported to the credit bureaus.

Hi @Ben Roberts, I let sellers stay in their homes very often. its a good selling point.I do rent back or delays closing. usually anything from 2-8 months depend on the property and the upside i have in it.If i need to obtain consents / Permits from the City for subdivision or any consent im happy to give them 6 months so i cut the holding costs.If its winter and I rather rehab on flip in the summer im happy for them to stay too.Some time rent back is better for the buyer if they have deadline for loan "pre qualification" so you know you IN and used you PQ.
