Give them step by step instructions, they want the secrets of how to do it, dream chasers man, let's not spoil it for them!

I don't have any names or step by step instructions with me right now though.

I have instructed my other children to be sure our name is on all property (real estate, cars, etc) so if something happens, it will be so much easier to deal with until they are married. 

Not all courses are created equal just by the mere fact of the instructor teaching it.

Everyone has already given you great advice on the house and it seems like you are hearing and following instruction but you also need to think of your time as property manager (look for outside help.....I know some people in Lancaster/York/Harrisburg) that do this and it's worth the money 10% rent.  

I am trying to get an idea for how the logistics will be handled. 1) Will the security deposit be tranasfered in escrow/upon closing. 2) Do I wait until after closing to set up payment accounts/instruct them on new address and payment process (I am assuming yes since I don't own until after closing)?  

Can anybody instruct me or give me some kind of trend for interest rates!?

She's been a great tenant always paying on time over the last year so I've instructed my management company to work with her.I like the idea of extending the lease a year and spreading those payments out over that extra year lease, I've instructed my PM to do this in cases of good tenants losing their jobs.  

Start by reading “set for life” and follow the instructions in that book ;)
