Initially, my idea was to house hack in order to save money for a nicer home in the future.

What type of initial financing for the rehab period should I be discussing with the banks?

How many years have you owned the investment property for the sake of generating income 100% from that investment property and how many years you have reported to IRS with income, depreciation, expenses claimed. 

The older generations valued things, newer value experience.

I have now decided that I want to do direct mail marketing in order to generate deals that I can buy and hold via seller finance,  or lease option,  or wholesale,  to raise capital for my buy and hold goals. 

I can install Google Analytics to measure how much traffic my website is generating, which allows me to then install a code for retargetting ads that will follow that site visitor.

Looking to try a different approach for lead generation aside from Zillow/Realtor.com and was wondering if anyone has used this site before?
