I'd start by telling the title company that you have been defrauded and that recording the deed will cement that fraud in place.

Could be he's right and the scenario looks too much like you're gaming the system, but if you're waiting the requisite time, actually living in the house and actually moving to the new house (and you're not downsizing or moving from a single family to a multi family or some other scenario that makes it look like occupancy fraud) there shouldn't be a problem.StephanieDM sent.

I would not complete the closing as noted because it is evident that the intent is to de-fraud the spouse of either the sale proceeds or other assets which she would be entitled to if he showed the actual value of this sale.
