The only dumb question is the one not asked right?
I seriously need help on my current situation. I’m dealing with a seller who doesn’t want to go to a title company or attorney for closing. We’ve agreed on a bond for deed, but my only problem is that he wants to keep everything off the books with only all cash transaction.
He’s currently going through a divorce and paying lawyer fees plus, alimonies to his spouse. So, he prefer if we can only pay cash and no title company involved.
This is my fourth transaction, but I never did a bond for deed without an attorney. If you guys can give me any positive feedback it will be greatly appreciated it. Thank you! 😬🙏🏾

The title company is for the buyers benefit. There’s no good reason for him to not want anyone else involved. If he’s going through a divorce, you want to know that he even has the right to pass clean title to you.
