@Lee Zhao I say "more reliable" because, ideally, your clients should be looking for experienced and established  investors who will be buying these properties exclusively to lease.

Having a family member take care of it would be ideal as outsourcing it to a company/private individual will eat up on your profit margin significantly. 

Tenants that are less discerning about where they live do not make ideal tenants.

I am trying to focus on larger properties in STR friendly neighborhoods and ideally want it to be rent ready (or very close) when I close.Have you found any specific communities that you are researching?

@Jerryll Noorden Facebook isn't powerful only because of the amount of people who migrate to it and spend countless hours using the platform but also its ability to target and narrow down into YOUR ideal audience.

My experience with travel nurses is that they are often  on a housing stipend so they are not ideal clients if you have something higher end, we make better margins on airbnb and vrbo but the travel nurses do tend to stay for longer periods.

. $500/unit isn't ideal but shouldn't have an issue covering that.
