Ideally, you find yourself such a great deal that your total debt on a project is 75% of the appraisal and you pay ALL of the borrowed money off.

All return metrics (ROI, cash flow, etc.) predict how the property will likely perform under ideal conditions on day one of a lifetime hold.

And, in my experience, people that live off welfare are less-than-ideal renters with a higher propensity for self-entitlement and lack of care for their home.

For those wondering how I ended up with the same not ideal tenants in two units… As a lesson learned, don’t take someone else’s word for how a unit is looking when you have a tenant that wants to move to another one of your units.

  :)   But in an ideal world....or at least a less risky one, how much cash reserves would you recommend having before starting this great journey?  

I just have a feeling that it would be more ideal to sell at retail, purchase a rental and go from there.

I live in Beaver County and I am seeking 3 to 4 unit properties in the greater Pittsburgh area under $215,000 that will ideally cashflow around $200 per door.

Ideally traveling before the end of the rehab ensures that they take acre of details that sometime the camera does not capture.

If it is multifamily I am looking to make sure that the income from the other units can cover my expenses and ideally provide some cash flow.

Normally if you follow a pure spreadsheet model you will get a house with a funky layout that isn't easy to change in a area where tenants aren't ideal.
