We'll freshen up the paint and wax the terrazzo floors, but you're not getting a kitchen, new carpet and the nines. 

It seems to just need some floors, counter tops and maybe cabinets.

And if they have to drill holes for interior piers, you pretty much will have to replace the entire flooring. $$$$3.

Yes  get the basics as i have every receipt for anything ever purchased for this property from paint flooring. etc neatly sorted by year and month both physical and in cloud storage.

Savvy real estate investors do this too - buy property when it falls through the floor, accumulate cash when prices are high. 

I am looking to use LVT to floor the entire first floor of a rental (Kitchen, Bath, Dining, Living and one Bedroom).

My capex budget includes but is not limited to: roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, kitchen and bath remodel 20 year life span etc.

At this point, I am marketing the property as For Sale, Lease Option or Rent.Just built shutters today, working on fence this weekend and flooring and touch ups next week.

Most of what i'm doing (new floors, kitchen, etc.) is a capital improvement.
