One of my houses I didn't even list on Zillow the last two times I rented it out because word of mouth made it to where we had a qualified applicant before it was even listed. 

Do you have a particular way to find them via online searching or is it more word of mouth/connections?

These two rental properties are in a very rural area and I've only found one property manager so far (word of mouth) who lives in the  neighboring county (no managers in the county of the properties, it is Lafayette County, FL - the 2nd most rural county in FL).

I'd be happier paying $250k in annual taxes than $0 --- of course, you can find some exceptions.

Then start asking how can you help them avoid making these mistakes by building systems and processes when it happens, your people will be happier, like you more, work longer hours, and make less mistakes because you planned for it!
