All of the things you are stating - like an Air BNB listing, actual rental, postings for rent, etc are great tools to reinforce your intent and use as investment. 

Knowing that Congress is mostly made up of all 70 and 80 year olds kind of can guess who will lose….

I am an experienced renovator, having done work and management on all aspects of my own properties from the foundation up for 18 years.Since the State laws are new, I'm excited about the possibilities, and looking to chat with other Owner/Builders about the feasibility and pitfalls.I guess that my biggest open questions are about foundations and waste water management requirements in conjunction with an existing multi family building. 

I'm surprised by that value and would have thought the actual value is closer to the assessed value of around 1.5x the value of my lot -- the neighboring lot is identical but has a building and businesses on it, and is appraised at just $100k more than what their appraisal shows for the unimproved lot. 

When my hvac gets serviced, the hvac guys does all that and by physical receipt I mean they actually leave a receipt of the service date, and the next expected one by the hvac company.

Then their sq ft occupancy might be say 90% occupancy.Without seeing the actual data I can’t tell.  

Infact, that type of momentum would make me second guess my conviction in general and not even in regards to it versus the RTP.

I guess the road block is just finding the deals and some confidence/experience.
