I am new to the Houston market and want to immediately develop a very unique opportunity through a strategic partnership or purchase.  

They are comparing notes and strategizing how to stop of prosecute violators. 

I'm not going to be a cash buyer (at least not for the first one), so how would you strategize working with a property that is 100% rented at the time or purchase?

As we all know the market is a much tougher these days so we are doing our best to stay disciplined and strategically expand our portfolio.

And rocks look low maintenance, too, if the weed barrier works well.And for some "wow" factor, I might borrow the neighbor's idea with some large pots (easy to manage, portable, removable, fairly low cost) and gets some advice on some colorful perennials or annuals to add strategically around the property.
