I am not yet accredited with a NW of $1 million(conservatively I am probably 3-4 yrs away from achieving that milestone), and the alternate  avenue to be accredited(2 yrs of income above $200k) wouldn't work for me since my tax return makes it look like I earn substantially less than I do due to the foreign earned income exclusion.

I started the process of a portfolio loan with Corevest and ALMOST closed with them, but due to me being a foreign (non-US) national, they were demanding a lot of things like cashflow management (all rent goes to them first, I had to ask for draws to pay for repairs), they wanted monthly reporting, and they wanted me ask my property managers to sign away their right to be paid management fee first (basically Corevest wanted to be paid before everyone else).

The problem is that everyone wants to live close to the city, and with all the colleges there is foreign money coming into the city so people keep paying more.

Maybe all in the year of the purchase (expenses), maybe spread out over multiple years (capital purchases.)If the C-corp did trading (I assume you mean stocks or currency or some other financial instrument), I'm not sure if they can claim the re-invested money was a deduction or not.
