Starting a 1031 doesn't commit you to finishing if you cant find the right replacement. 

I believe that after my winter/spring renovations are finished and once my rents are bumped up a bit I will be at or around the 20% equity mark and my income on paper will look great.Thanks!

I now reside in a 3 bed 2 bath SFH in Broomfield CO where I am attempting to house hack by renting out 1 room and airbnb the basement after it is finished.

@Sam Josh You should read Zillow's own statement about their Zestimate's accuracy - as I referenced above.As an example, the day before I listed my own home for sale in late 2016, Zillow and Trulia (both owned by Zillow Group) disagreed on my home's value by $60,000 - and the house sold for $481K.

I am a lender and I come across plenty of people well into their late twenties and early thirties who don't know the first thing about buying or financing a house.

I can't see any joists, everything is finished and carpeted.

Then the paint and finish trim, carpet counters and finally appliances.
