So really, there is no way we can answer this question except to tell you to find a motivated seller, not someone who wants retail.Also, NNEREN actually does have sold comps listed on it without being a realtor.

Can someone explain to me about buying a HUD Home for a $1.00, I saw that at the site but I can not find any explaination for it except that if a home is listed on the site for a certain amount of time HUD will sell if for a $1.00, thats about all I can find, of course I am sure its a home that is either to small or is in need of some serious TLC, but can someone care to eloborate please?

What I have done, however, is read, post, comment, take notes, listen to blogs and network with people on this wonderful website.There is so much information on here, that it can be a little overwhelming at times, and of course, there are differing opinions on almost every subject in regards to Real Estate (except for the awesomeness of this site).As newbies (for those who are), we have a tendancy to dive in head first without planning, having a clear vision and setting reasonable goals.

I would have no problem, except the bank won't consider the income from the subject property for a new mortgage unless you've had Schedule E income on your return for 2 years.

If the person was smart, he/she could of made arrangement with the homeowner and not just dump his signs in the homeowners yard. it tells me that this person is not concern about other people concerns, except his own.I am sorry to say this, but this is a non- professional lazyman way of doing business.
