When we stop hearing of folks up and quiting and employers saying they are well staffed with productive workers, only then would I hire a PM.Unless you have some longer term relationship with the PM and have insights into their internal staffing and capacity, I would not "try" someone new or growing.

@Bonnie Griffin Kaake I had prefaced earlier that I was referring to the ability to use cost segregation to offset W-2 earnings or self employment income for high income earners.There is no advantage to using cost segregation for 6-7 figure earned income earners unless they can use bonus depreciation to offset income immediately.

So, after some brainstorming, it occurred to me that I could master lease the properties from them for "90% of collected rents less expenses".Then it occured to me that I just converted what would have been self employment income for managing properties into rental income since I'm leasing the properties.Any tax experts care to chime in on whether that would fly in an audit?
