If it is important work, then yes they should have references and experience.They definitely should have cards and contracts, and should have more than one way to get in touch and to keep you informed (office, cell, e-mail, website, fax).

@Justin Moon I know this will sound like I'm promoting myself, but the best thing you can do is get a Realtor to do a CMA and forget about Zillow, Redfin, Trulia and all those free estimates, or at least use them to have a very broad and general idea.

@Jason V.Also establish a protocol with your current tenant ahead of time for handling showings, for example tell them you will e-mail them the night before if there is a scheduled showing, or however you want to handle.
