Given you have $200k-$225k in equity in your townhouse in Clayton, NC, this could serve as a substantial down payment for one or more new properties.Rehab: If the properties you purchase need updates or repairs, invest in making those improvements.

If you have good cash flow on your properties, there is an argument to kill some of the debt with high interest of high K factor (large principal, small interest payments).

Is there intrest in the payment?

It seems like everyone is assuming that I'm saying that I'm putting more cash towards the debt payment, above and beyond what the monthly amortized scheduled payment is.As I see it, I have to make the debt payment regardless of where that cash comes from to pay the debt payment.

Can you handle the extra monthly payment? 

The mortgage payment will be 3.5K.

Builders built in a ton into the price of the home and then offer to give it back to you in the form of down payment assistance if you use their in-house (company owned) lender.

This happened because I was evicting a tenant for non-payment and they called code enforcement. 

Here is 3 scenarios: conservatively projected low/medium/ and scenario 3 is actual recent net returns  (unlikely repeatable right now) I'm looking for alternative ideas to deploy $150-200k down payment on a much larger investment than a 1br house, so I can play the appreciation game as well as the income game.
