I've replaced 3 in the last year - two of which had to be engineered custom systems (30k+ not fun).

And they weld authority like their a king and the other residents won't grow a pair and stand up.The last board I delt with had a guy that would send you a "friendly" letter and a picture of you trash cans if they were on the street for more that 2 hours after the truck went by. 

Mortgage interest on your primary residence is not deductible, the trade-off is there is no capital gains due on the sale of your primary residence.There are many more subtle differences, but this gives you a starting picture.

It sounds like what you have done in the past with your customers is similar to what I will be doing with someone in my local market.

the home appears to be in pretty decent shape "good actually" ..at least from pictures, which i know certainly dont tell the full story, ...but again...it appears to not be so bad.  

He is aggressive and provides great customer service.
