Physically look at the software they use and ask them how they are screening, verifying when properties are ready for the investor and how they communicate.Once youre good with that and you’ve got one under your belt, then let todays technology help you make more purchases...

Are you going to cover all of the seller's expenses....taxes, title, escrow?

What I do in addition to telling them what to do is create a video of my computer screen and show them how to collect the information.  

If you purchase an under construction 4 plex property and then the finished product is only 7 covered parking space instead of 8, can you get your earnest money back if you back out? 

What does that cover (not much).

Business needs to cash flow to cover existing and proposed debt by 1.2-1.3X.

If there are liens, back taxes, etc... the title company will identify what the issues are and these issues can be USUALLY be satisfied by the proceeds from the sale of the property if there is enough cash to cover everything.

Meeting the potential tenant is part of my screening process.

Have the tenants screened and leases reviewed by the PM, and get the property inspected by an inspector you hire.

Didn’t cover half the bill but that didn’t matter.
