@Kim Durst Actually, as long as the cash out of pocket as opposed to it being baked in the price is not a problem….I would Much prefer to take the price reduction and fix it myself.

I read through this thread a couple of times and I would like to suggest you take a step back and ask yourself Why. 

Strong economy, a couple really thriving developing areas, the mountains.

I won't be providing appliances but I know that for the section 8 inspection, part of that includes inspecting a working refrigerator and range.When I did Section 8 a couple of times years ago, I was sure the houses would pass or only need minor fixes depending on the inspector that I got, but I let the tenant move in right before the inspection so that their refrigerator and range could already be in place and be inspected.  

I've looked in a couple other vacation areas nearby and it doesn't seem any are as lucrative.2) Do you think Landers and Johnson Valley are too far from the action to make sense?

UPDATE: I reviewed the above tools and researched a couple of others (Lodgify and Your Porter) but decided on OwnerRez.

Why would I invest in deals with a 4-6% ROI that will cash flow a couple hundred a month (if I’m lucky) and go through the trouble/risk of property ownership when I can get similar returns from other completely passive investments with practically 0 risk?

I have done BRRRRs for over a decade and at this point I prefer to buy almost move in ready properties in just let market appreciation do the heavy lifting for me.
