Most folks on here would probably advise you to sell and put your money in a better investment vehicle where you’re not “gambling” on appreciation and rent increases while losing money in the meantime.

They will want to see a very detailed scope of work filled out (usually on their form, and yes the form changes with every lender. not convenient!)

It appears a little more pricey, but that convenience seems worth it.

Personally I’ve been using Venmo - has been quick, convenient and easy for my 3 rentals/tenants. 

My point is that people tend to exaggerate the COC either because they are not understanding the math, or they conveniently forget some of the costs and it makes the COC looks much better than reality.  

Typically,for convenience I would keep a set of entry keys for any vacant units in my vehicle at all times, along with a set of Master Keys.

I have also seen both models available with a self-locking feature, which I think is nice because it ensures the door is locked.I use a mechanical lockbox (similar to a realtor Supra combination lock) on the outside of the property for a master and extra keys and it has also been very convenient.

Its a good property that I can BRRRR and get good rent on so I am biased on taking the gamble but I need some unbiased and more experienced opinions.  

I also get monthly statements showing gains/losses and can easily access the information at my convenience.

Appreciation is great but investing mainly on appreciation is gambling.
