Hello Everyone,I just joined BP and after reading numerous informative threads and comments, I would love to introduce myself to the rest of the team.I am completely new to real estate investing, and am swamped with all of the incredible information on this site.

This is spot on math, and need not be further complicated for owner occupied real estate.For investment properties, there's opportunity cost to consider.

I explained that should I need to reach her in the future, being that she is located so far away could make things complicated.

I would highly recommend looking through as many forum posts and listening to as many of BP's podcasts as you can-  there is a wealth of knowledge on this site ready to mine. 

However, for somebody that has a good portfolio and wants to simplify I would argue that refinancing and reinvesting is not necessarily the ideal approach given the stresses that it can incur.Again, this is coming from a place of ignorance since I am fairly new to investing but I think the beauty of real estate is that you can make it as complicated or simple as you like and tailor your investment to your vision for your lifestyle so perhaps the one approach fits all mentality is what I am against.
