A lot of these numbers Brandon says to just do a combination of knowledge, quick online research and rough estimate:Purchase price: $259,900 (this is pretty simple but I noticed in other BP's videos they will change the purchase price, either lower or higher, is there rhyme/reason to this?)

I've watched few real estate investing videos on Youtube and all of them are saying you can buy a house for lower price than the market and put down payment on new house with the difference (equity?!)

As it pays down it will be an even greater asset but that's assuming the market won't tank in the area...but that's a risk only you can choose.

For my rentals I chose an LLC with the default filing status and did not choose to file as an S or C Corp.

I would take it down and rephrase: identify your location, choose one option - is it flipping?

Have the agent make you a video of the property and inside the units.
