I believe the play is to either improve the existing building and raise rents or the zoning allows for apartment buildings and the lot is considerably big, so maybe build new.

In my state if you keep the documentation and rent is paid late 3 times it’s pretty automatic that you win the eviction.

@Andrew BoscoYes, the rule is that foreigners can't own land, which means that, in a condo building, foreigners can't own groundfloor condos.
