So is it possible for someone in my situation to get even just one wholesale deal under his belt to really begin this venture, or should I wait until I have 5-10 thousand dollars to start?

Im actually not even sure HOW much risk I am taking, but I know it will rent well, and I do actually trust the partner, he has many years under his belt doing this on his own.Thoughts?

If you're experienced and have several deals under your belt with no DOS issues then pass it up.

We all start somewhere, but you will require more handholding and are more likely to be a "difficult" client then an investor with a few decades of experience under their belt. 

I know that many hard money lenders give a lower rate for more projects under your belt.

Later I will get the LLC after I get my first rental property under my belt.
