And it lets you collect separately per tenant, and most of all you can block partial payments or payments alltogether.

Without knowing the exact address or even the street and block, it's almost impossible to give you any advice.

Now, I should mention, I never personally buy a home owners warranty, and they are a tremendous pain to work with.

I have 50 units on the same block and apparently that's still a no go.

They have great product, I own from them myself, but they are a pain to work with.

We actually advise Canadian clients on their US real estate investments (since, we've gone through the pain ourselves) especially when it comes to commercial real estate.

This is my current mental road block.
