In my experience a typical turnover costs $1-5k, so I factor vacancy at more like 10-15% (4% is less than 2 weeks a year  just in lost rent), and I always budget a few thousand per year for capex bare minimum, as even new construction has issues.

Hello BP Community,I just had one of my tenants move out of one of my properties and he left with the washer , the dryer and the stove, that did not belong to him.This was a tenant I had acquired with the property and his lease clearly indicated that these appliances were included with his lease (and the pictures from the purchase also show the appliances existing in the unit)The security deposit barely covers all the other damages that the tenant left behind ,no chance to pay for major appliances.Did anyone have such a case before ? 

The problem is, he is so dang busy and tired during the school year that we barely have time with him and don't really get to enjoy life!

I reviewed the folks listed in the deal, however, barely just enough seems to come up on researching them.

I have fond memories of going to the Freedom Festival every year and countless games at Michigan and Trumbull from the time I could barely walk (and I'm 35). 

I just can't stand bare walls myself.

I am trying to have the bare minimum on the loan to keep down the mortgage cost so I can do the rest of the work myself.  

Very insulated pocket that was not affected much in 2008 and barely any effects now during covid. 

I had solid reasons to "believe" in it, but there was plenty of data to suggest it would fail miserably and barely reach $2kmnthly and with that, significant losses.

Of course that would probably depend on the type of weddings you decide to accommodate, but offering a bare bones facility that puts the responsibility decorations and material all on the client seems like it will severely limit your potential clients.
