They only had 1 bad experience the first year, but learned better vetting processes and they can evict in less than 2 weeks in most cases.

Not because they got market timing wrong but because they couldn't ride a bad market out.  

Assuming you're not using illegal/bad contracts, If your contract says you get paid on the spot then you get paid on the spot.  

It might add $2k in value, or nothing if floors of that quality are the norm among used homes in the area. 

Try to forecast what would happen in a bad deal and see how it plays out.A phrase I like to live by: "Keep your eyes in the sky, but keep your feet on the ground".

Your PM needs to have an excellent reputation and ability to get quality tenants and retain quality tenants, raising rents (nuisance increases yearly).Some people on BP have reached out to me and are on their 2nd or 3rd PM after 1 or 2 years of ownership. 

I've found that you can get quality work done at around $115 / square foot.

You don't get the interaction of a class situation but that's probably not a bad thing... there is always that one student that throws off the conversation in directions that no one really cares about and in an interactive class when that one student takes the instructor off course, it's usually at the detriment to the material you need to learn.
