Also, audio books are my favorite.

I am currently 24 years old and i am going to school to be a locomotive engineer, my starting salary when the time comes will probably be around 70 to 100k a year and my goal is to just save and save for a few years even if it means living in a studio and eating ramen noodles haha but if im being realistic i hope to reach financial freedom by age 35! 

It's on audio as well so no excuse not to digest it.

Unfortunately it cost me about $1,000 for the UD for a studio that makes $550 per month.

When I was prepping my 379sf studio in Denver for Airbnb rentals I was drooling over the bed/desks.

i closed on my first 2 unit row home which i am going to be the owner occupant while i fix it up and set up a studio apartment in the basement.  

Like I’ve seen in my market and it’s likely the same on others, there are just multiple generations and/or multiple families living in one home and as a whole able to qualify and pay the high mortgages (parents with kids moved back home, grandparents living with kids, roommates, a room or garage converted to rentable studios, etc).

I saw once somewhere like NYC has occupancy based on square feet and it's nuts - like for every 5 square feet you can have a person live in the unit (don't hold me to that number, it's out of thin air), but it meant a crazy number of people could live even in a studio apartment. 

But, it doesn't look like that's a tenant pool for you in your town, unfortunately.Another thought is that if I was to buy a rental property now, knowing what I do, I'd buy one with tiny studio apartments - whether your tenants are students or not.The building I managed in Silicon Valley, CA, was next to a private university that also had a law school.
