I know when I travel its always 1500 to 2k minimum to move from West to East.. buy your tickets your hotel your car your meals etc etc... and its a write off so it should be expensed towards income on that property.

There are some nice properties on the West Side (not close in) that may meet your criteria.

I studied Civil engineering at West VIrginia University.

I am also looking at the north side of the city (probably Avondale, Logan, Irving, West town, Ukie, etc.) and am really struggling with how to find those parts of the team that I would need.

I live in Deerfield but am looking to do some fix and flips to the south and south west of me: Northbrook, Glenview, Morton Grove, Niles, Mt Prospect, Elk Grove Village, Arlington Heights, Des Plaines.

No, I would not recommend to invest in Patterson.There is Paterson and West Paterson. 

I would buy as far north and west as possible towards the border of Chamble/Dunwoody.
